How does it work?
Our Lead Sponsors identify, evaluate, and acquire properties with the highest investment potential for our investors. They oversee the investment through its entire life cycle, from acquisition to sale. They handle loan signings and property management. We manage every aspect for our investors, allowing them to remain hands-off.
1. The Asset is Bought and Managed
Once we've had the chance to discuss and determine if our investment criteria align and we've confirmed your status as an accredited investor, you can join our deals. Your investment grants you direct ownership of a percentage of the property. This is not a stock or REIT; you are a passive partner in the deal. Typically, you will receive quarterly disbursements from the profits generated through rents and operations for the duration of the deal, as well as tax benefits.
2. You Invest & Receive Distributions
Once the targeted holding period ends, or when market conditions are favorable for selling, the investment is typically sold, and the bulk profit is divided and distributed to each investor in the deal. This is the second biggest advantage of multifamily investing, in addition to the quarterly disbursements.
3. The Asset is Sold and Bulk Profit is Split

Distributions from the fund are directly derived from the assets, similar to individual projects. The overall performance of the fund can be better or different than any single project. If another project within the fund performs exceptionally well, the overall fund benefits. If all projects meet their pro forma projections, the distributions will be approximately the same.

The speed of funding depends on how quickly we secure commitments. With numerous family offices reviewing our deals, it's challenging to predict. Any one of them could potentially write a check and close out the entire fund.
