Job Description:
The Multifamily Real Estate Underwriter will be responsible for underwriting multifamily real estate assets, focusing on 70+ unit apartment complexes in our target markets. The ideal candidate will have a strong background in real estate finance, a keen analytical mind, and a passion for multifamily underwriting. This role requires meticulous attention to detail, strong communication skills, and working effectively within a team. We are looking for a "deal detective," someone who can think creatively and understand the problems current asset owners face, and how we could solve them.
Key Responsibilities:
Conduct thorough underwriting of multifamily properties, including financial analysis, market research, and risk assessment.
Analyze property financials, Offering Memorandums, T-12, Rent Rolls, Operating Statements, Pro Forma Financials, and market comparables.
Create financial models to project property performance, including cash flow analysis, pro forma statements, and return on investment calculations.
Utilize creative financing strategies such as loan assumptions, seller financing, and other solutions to optimize investment potential.
Collaborate with the acquisitions team to identify and evaluate potential investment opportunities in high-growth Class A and B markets.
Present underwriting findings and recommendations.
Stay updated on market trends, economic conditions, and regulatory changes affecting multifamily real estate, especially in Texas, Florida, North Carolina, South Carolina, Arizona, and Georgia.
Maintain and update underwriting templates and databases.
Think creatively to understand the challenges faced by current asset owners and propose innovative solutions to overcome them.
Qualifications:
Minimum of 1-3 years of professional experience in multifamily real estate underwriting/financial analysis or related field.
Strong proficiency in financial modeling and analysis, particularly in Excel.
Knowledge of real estate finance principles, property valuation methods, and investment analysis.
Experience with underwriting 70+ unit apartment complexes and creative financing strategies is highly preferred.
Excellent analytical, organizational, and problem-solving skills.
Strong written and verbal communication skills.
Ability to work independently and as part of a team in a fast-paced environment.
Detail-oriented with a commitment to accuracy and thoroughness.
Positive attitude, strong work ethic, and passion for multifamily real estate investing.
Creative thinker and "deal detective" mindset, able to identify problems and propose innovative solutions.
